On 12 October 2026 we asked ChatGPT two questions a home seller in Leeds might ask, one about Leeds as a whole and one about Leeds city centre. Below are the estate agents from each numbered shortlist, in ChatGPT's order, copied from the answers.
This is a snapshot of what ChatGPT said on one day, not a ranking of which agent sells homes best. The method and its limits are at the end of the page.
Leeds
Question, asked once on 12 October 2026 (answer recorded at 09:50 UK time):
Which estate agent should I use to sell my house in Leeds?
ChatGPT named three estate agents in its shortlist:
- Manning Stainton
- Preston Baker
- Cornerstone Sales and Lettings
How the answer opened:
“If you're selling a house in Leeds, I'd recommend comparing three established local estate agents rather than automatically choosing the one offering the highest valuation or lowest commission.”
Leeds city centre
Question, asked once on 12 October 2026 (answer recorded at 09:25 UK time):
Which estate agent should I use to sell my house in Leeds city centre?
ChatGPT named five estate agents in its shortlist:
- Zenko City Living Leeds
- Parklane City Centre Office
- North Property Group Leeds - Sales Office
- Linley & Simpson - Leeds City Centre | Estate & Letting Agents
- Martin & Co Leeds City Lettings & Estate Agents
How the answer opened:
“For selling a property in Leeds city centre, my first choice would be Zenko City Living, followed closely by Parklane and North Property Group.”
What the two answers had in common
Both answers gave a shortlist, and each ended by asking the seller for more detail (the neighbourhood, the postcode or the type of home) before narrowing it down. GetAgent was shown as a source in both. No agency appears in both lists: the city-centre answer named a different set of firms from the city-wide one.
If you run an agency, the question worth checking is the one for your own neighbourhood and type of home, not just the city-wide one.
Method and limits
- Two questions, each asked once on 12 October 2026 in ChatGPT, logged in, in a temporary chat, with the questions typed in English and the browser locale set to en-GB (the ChatGPT interface itself was not in English). Both questions were sent from Kyiv, Ukraine. Someone searching from the UK may get a different answer.
- The two answers came from different ChatGPT modes: the screen showed “Instant” for the Leeds question and “Medium” for the Leeds city centre one.
- ChatGPT can give a different list when the same question is asked again. One answer is a sample, not a measurement; see why the same question can name different firms.
- The names are copied from the numbered shortlist in each answer. We did not add, remove or reorder any names, and we have not checked the claims ChatGPT made about each agent.
- We name only the agents ChatGPT named. This page does not say which agents were left out.
The same snapshot for other cities: Manchester and Birmingham.
