On 12 October 2026 we asked ChatGPT, word for word, a question a home seller might ask: “Which estate agent should I use to sell my house in Didsbury, Manchester?” Below are the estate agents from its numbered shortlist, in ChatGPT's order, copied from the answer.
This is a snapshot of what ChatGPT said on one day, not a ranking of which agent sells homes best. The method and its limits are at the end of the page.
Didsbury, Manchester
Question, asked once on 12 October 2026 (answer recorded at 09:26 UK time):
Which estate agent should I use to sell my house in Didsbury, Manchester?
ChatGPT named five estate agents in its shortlist:
- Julian Wadden Estate & Letting Agents - Didsbury
- Jordan Fishwick Estate Agents & Letting Agents in Didsbury
- Gascoigne Halman Didsbury
- Reeds Rains Estate Agents Didsbury
- Philip James Kennedy
How the answer opened:
“My recommendation is to shortlist Julian Wadden, Jordan Fishwick and Gascoigne Halman to sell your house in Didsbury, Manchester.”
What the answer looked like
The answer gave a shortlist of five agents and ended by asking the seller for more detail (which part of the area, the type of home, its value) before narrowing it down. GetAgent was shown as a source.
If you run an agency, the question worth checking is the one for your own neighbourhood and type of home, as we did here for Didsbury, rather than one about Manchester as a whole.
Method and limits
- One question, asked once on 12 October 2026 in ChatGPT, logged in, in a temporary chat, with the question typed in English and the browser locale set to en-GB (the ChatGPT interface itself was not in English). The question was sent from Kyiv, Ukraine. Someone searching from the UK may get a different answer.
- ChatGPT can give a different list when the same question is asked again. One answer is a sample, not a measurement; see why the same question can name different firms.
- The names are copied from the numbered shortlist in the answer. We did not add, remove or reorder any names, and we have not checked the claims ChatGPT made about each agent.
- We name only the agents ChatGPT named. This page does not say which agents were left out.
